When it comes to meetings, either in person or online, conferences or training seminars, Masterlord Office Village has it sorted.  Epsilon House offers two flexible meeting rooms, with free parking for visitors.

Our ground floor Boardroom is perfect for up to 10 people, fully equipped for video-conferencing or presentations with a large screen monitor.  High-speed broadband, air-conditioning, natural light from full-height windows, with tea and coffee included in the hourly or daily rate.

The first floor Meeting Room can seat up to 25, with flexible layout options to suit any event. Air conditioning, wifi, video projection and free tea and coffee are all part of the package.

Need hot breakfast rolls or freshly baked pastries, cooked lunch or sandwiches, finger buffet or home baked cakes? The friendly team at King’s Coffee House has you covered. Select what you need from their menu, they deliver.  Or pop down to Epsilon House reception at 10.25am weekdays and choose for yourself from King’s mobile food service.

The magic of discovery for little ones

Curiosity, the magic of discovery and a friendly, relaxed vibe are at the heart of ABC Wonderland’s child-care.  You sense it as soon as you walk into the welcoming environment at Masterlord’s K-Line House. With many years’ experience in child-care, Alex Ataide and her team have an innovative, multicultural approach that engages and inspires young minds, from babies to five year olds.

 “We build confidence and a sense of belonging, using a range of play activities that get everyone involved. We help to prepare them for school by building resilience, understanding feelings and emotions and how to relate to others. Children didn’t have a chance to play and interact with others during the pandemic, that’s an important part of their development. We allow them to choose what play they do, not impose it.”

The passion and expert knowledge of her team sets ABC Wonderland apart.  Alex has a Masters degree in early years childhood, and imbues everyone with her enthusiasm and team ethos.

“Eating together is an important part of the day,” says Alex.  “From a healthy breakfast to lunch and snacks, nearly everything is freshly prepared (by husband Luis) and the children are always involved. They make their own smoothies, choose their own cereal and see how everything is put together. We have food from all over the world, recently from Portugal, Poland and the USA, so they’re introduced to new flavours and textures. It’s a foodie adventure!”

Assessing each child’s progress regularly in this OFSTED rated nursery allows staff to observe and see where a child may need support.  Parents also get regular feedback.

With drama, dressing up, a puppet theatre and the hugely popular mud-kitchen and water play on offer, it’s no surprise that the children are engaged and happy. They have separate areas for ages up to 1, between 1 and 2 and from 3 to 5. 

The qualified staff feed in ideas all the time: this is child-care that is always looking forward, building on the theory that team members learn at college to develop fresh approaches.

A survey of Suffolk business estates and serviced offices reveals that Masterlord Office Village is rated as one of the best in the county: it’s a business community like no other.

Recycling – making a difference

Ever thought what happens to the items you put in the recycling bin, or take to a recycling centre, commonly known as ‘The Tip’?   In Suffolk it’s down to FCC Environment, the UK’s leading waste and resource management company, based at Masterlord Office Village. The company manages business and municipal waste from 1.3m people across the country to recycle and process and turn green waste into valuable compost. 

 It’s part of a huge operation employing over 55,000 people in the UK, Europe, Africa, the USA and South America, with 2,500 staff based in the UK.  In Suffolk, FCC Environment operates 11 recycling centres to sort and repurpose our unwanted items. Looking after them is Contracts Manager Paul Smith, who has 18 years’ waste industry experience.  He was a research biologist in pharmaceuticals for 25 years, transferring those skills to his new role.

 “The challenge is separating the waste, using both automatic and manual sorting,” says Paul Smith. “It’s all about materials recovery, with anything that cannot be recycled going to generate energy for the national grid.  People want to do the right thing by recycling. There’s more awareness of the impact on the planet of everything from packaging to plastics.”

 An innovation at some Suffolk recycling centres is re-use shops, allowing people to buy unwanted items that would otherwise have been thrown away, such as furniture or toys. Operated by charity partner the Benjamin Foundation, the shops have proved hugely popular.  The Benjamin Foundation use their profits to provide supported and sheltered accommodation for disadvantaged young people across Suffolk.

FCC Environment also has a proactive education programme, taking the recycling message to schools and colleges and local community groups. 

There are two areas where we can all help to make recycling easier: rinse plastic containers and ready-meal packaging to remove food residue, as this gloop can affect the sorting machinery.  And don’t put disposable nappies in the recycling bin. Think about it! They contaminate the recycling process. 

“No two days are the same,’ adds Paul. “At our recycling centres, we’re there to advise and help people, and train our staff in customer service, health and safety and environmental law.  We also provide a chargeable service for trade waste.  Everyone has a part to play in making sure we re-use, recycle or recover by producing energy from waste.  Landfill is the final option.”

Always a warm welcome

There’s a new face at Epsilon House with the arrival of Julie Barnes as our new receptionist.

Julie says, “I love meeting people as I’ve worked for over 17 years in customer-facing roles with a major insurance broker.  Moving to Epsilon House was perfect for me, I like being part of a small team, the work is so busy and varied with lots of new faces – plus I only work mornings!”

Born and raised in Ipswich, Julie is involved in activities at her local community centre and church in Castle Hill. Gardening is one of her passions outside work, and socialising of course.

“We’ve done fundraising for Ukraine at the community centre and sent boxes of much-needed supplies to Poland which then go to Ukraine. There’s a Polish school and occasional drop off centre for our Ukraine appeal. The church also offers meals for seniors, there’s always something interesting going on.”

Julie and her husband have lived in the same home for 30 years “so the garden is just how I want it now…not too much work,” she laughs.

During the pandemic, being furloughed was a new experience after being at the centre of a business, but she was soon back at work as personal contact is so important.

“It’s interesting to look after our ‘virtual’ Epsilon House tenants too, as I’m the first point of contact for people calling their business and have to ensure messages are taken professionally and passed on swiftly. Having a real person answer the phone makes a big difference, I think.”

Her 22-year-old daughter Chloe is training as a teacher.  Julie says there are a lot of people who have decided to take up teaching and put something back into the community.

“It’s a calling, working in education and seeing the effect you can have on young people.”

Witnessing a decade of change

Katie Dinsdale has been providing a warm, smiling welcome at Epsilon House reception every morning for the last 14 years.  She’s answered tens of thousands of phone calls for tenants, virtual and office-based, sorted more mail than most post offices and dealt with a bewildering range of guests, queries and deliveries.

One thing has remained the same: that cheery welcome and her ability to help. “I got to know so many people, they became friends,” said Katie.  But how did it all begin, back in 2008?

“I was working for a property company and started covering Epsilon House reception before the building was fully occupied.  When the property company moved on, I stayed. I never had an interview for the job, I think they just thought I fitted in!”

Katie previously worked in customer service roles with Suffolk Doctors, Thomas Cook and the radio station SGR.  Bringing that wealth of experience to Masterlord was a bonus for everyone.

“The range of businesses here is amazing and constantly changing, that’s what makes it interesting. Finding out what a company does and how I can help them.  Of course, there’s weird and wonderful things like someone putting washing up liquid in a dishwasher and turning the first floor kitchen into a foam party…or a spacesuit worn by David Bowie being dropped off at reception…or Richard Hammond and the Top Gear team filming here, he was an absolute delight!”

High profile visits by Ed Sheeran and Prince Harry with the Countess of Wessex to Headway turned the place upside down but didn’t faze Katie.  “She’s a sea of calm,” says Masterlord’’s Alison Smith. “A rock, with Abi Dawson taking over reception in the afternoon.”

With her son heading to university, Katie felt it was time for a change and is joining the comms team at NHS Sandy Hill Lane.  Finding that work-life balance is never easy. Katie’s ability to make things work for tenants, particularly virtual ones where she fields all sorts of calls and messages, is what she enjoyed.

Despite breaking her ankle during lockdown walking on Nacton Shore, she was soon back at Epsilon House to support those companies who had to keep working through the pandemic.

Now she’s passing on morning reception duties to Julie Barnes, who we welcomed to our team this week. She’ll feel the warm welcome left behind by Katie, as she settles into that role.

Expand + diversify = success for Vivo Group

From cleaning commercial buildings and film sets to now recruiting construction management, the expansion and diversification of George Pennell’s Vivo Group is impressive over the last two years. With a turnover of more than £250k in his first year, the only way is up. 

Vivo Recruit, managed by George’s co-director Azz Salam, specialises in supervisory and management roles in the construction industry, which has seen spectacular growth throughout the pandemic. From site managers, quantity surveyors and architectural specialists, the diversity of contacts that Azz brings to the new business is the key to its success. 

“It’s difficult for clients to deal with every aspect of recruitment,” explains Azz, who brings many years’ experience to Vivo Recruit. “We relieve the pressure for our clients, letting them focus on what they do best: construction. We provide temporary and permanent roles across the UK, often working with consultants on projects before they even start construction.”

With the volume of work growing, a new assistant has just joined the company to work on recruitment alongside Azz.  Vivo Recruit can also employ staff directly, and contract them to clients as needed.  “It’s all about relationships and trust,” Azz says.

For George Pennell, growing demand for his contract cleaning business, Vivo Clean, has led to the recent appointment of a new operations manager to develop new contracts and expand the range of cleaning services.

Specialist cleaning of external cladding and gutters on commercial and industrial premises needs a level of training and skill that Vivo Clean now offers. 

“Builders’ cleans on new residential and commercial properties is another growth market,” says George.  We’ve had a very successful year as everything recovers. New business is developing faster than we hoped, and the link between Vivo Clean and Vivo Recruit allows us to trade contacts and expertise, so they both thrive in the group.”

When we first talked to George in July 2020, he was busy providing daily location cleaning services for an Amazon Prime thriller series, The Power, at Bawdsey Manor. He’s moved on!

Based at Masterlord Office Village’s Epsilon House, George Pennell is now focused on powering ambitious expansion plans for the future. “The Epsilon House team made it so easy to arrange new, larger adjoining offices, and the move was seamless. Their support was invaluable.”

Container king creates a stir

With a BBC documentary and articles about his business in the Daily Telegraph and Bloomberg News, Jake Slinn is making international news as well as impressive profits from unwanted or abandoned cargoes.

At his office in Epsilon House at Masterlord Office Village, he’s just wrapping up a radio interview with Naga Munchetty for BBC Radio 5 Live.  All in a day’s work for this busy container salvage entrepreneur, who turned over £500,000 in the last year and is aiming to double it in 2022.  It’s a journey of discovery for the 22-year-old.


“Sometimes I’m not totally sure what’s in a container, whatever it says on the manifest,” explains Jake. As the lock is cut off and the doors creak open to reveal the contents, it’s better than an episode of Storage Wars, as he already owns the contents.  What he does with it is up to his company, J S Global Cargo and Freight Disposal.

In year three with his business, the deals are bigger as the reputation of Jake Slinn’s company grows and his ability to sell, recycle or destroy unwanted cargoes improves through his experience and an enviable contact book.

Some cargoes have to be destroyed, like 25 tonnes of lamb from Australia (refrigeration failed) or 52 containers of baled tyres returned from India. He’s currently handling everything from new clothing to plasterboard, and there are even samples of natural husk on his desk for testing.

The buzz of doing deals is what drives Jake: “I love doing deals every day, so everyone’s happy, the job’s done professionally and people are paid.”  Working with his brother Jez, getting advice from his recycling expert father and his mum doing accounts, it’s a family business.

“It’s all about relationships,” says Jake. “Work is coming to us now, as we’re better known and operate across the UK. Being close to Felixstowe Port is an advantage, too.”

He’s also sharing his passion and determination by talking to young people at Suffolk One, which he attended for a time after a difficult time at school.  A BBC documentary, We Are England: Bossing It, The Container King, showed Jake explaining to students how success comes in many forms and to never give up.

Who knows what lies ahead for this high-energy business as international trade recovers. Creating a profit out of unwanted freight needs dedication and skill, an eye for opportunities, and a reputation for getting the job done.

A talent for innovation and creativity

When the Houses of Parliament were suddenly aglow with a huge projected tribute to our NHS workers in 2020, it was the idea of Stuart Harris and his creative projection company Motion Mapping. He calls it ‘guerilla projection’: turn up with a van and generator, project a huge image on an iconic building, then disappear into the night! 

He did the same at Ipswich Hospital in 2020, with social media spreading the message virally (no irony) worldwide.  So successful was that charitable projection, it won national press coverage and an appearance on BBC’s The One Show.  Stuart gave the graphics to other events projection companies to use free of charge at other hospitals. With all events cancelled and no business, it gave them a mission to spread appreciation of healthcare professionals. 

Based at Ipswich’s Masterlord Office Village, his company works with industry leaders from Warner Bros Tours at Leavesden Studios to Lancôme, English Heritage to Lamborghini, Colchester Castle to Nestlé’s Extreme ice-cream, Sony to Apple.  It’s a huge market for Stuart’s creativity and technical know-how, working collaboratively with clients to create unique experiences.  

For Nestlé’s new ice-cream brand, Extreme, his team used their ‘guerilla’ experience at 4 locations across London, using Motion Mappings’ powerful 30,000 and 15,000 lumen Epson projectors. For Warner Bros, he’s bringing the huge Hogwarts Castle model to life with a projected fireworks display: you’ll have to take the tour to see it!

‘I love to see people’s reaction to a projection, especially in an unexpected location,’ says Stuart.

One of those unexpected locations is iconic Stonehenge, where English Heritage called in Motion Mapping to project images on the 5,000-year-old stones when star DJ Paul Oakenfold became the first artist to perform there live.

Motion Mapping started small by projecting images on wedding cakes, created by Stuart’s wife Angie, named as one of the Top 50 cake designers in the UK.  Stuart turns her creative cakes interactive as guests gather round, enthralled. 

The business has grown in size and ambition, not only with interactive and immersive video projection mapping for buildings and events, but by creating original content, such as a new interactive table for a retail innovation with Hotter Shoes.

With offices, a demonstration room and technical area on Gamma Terrace at Masterlord Office Village, location was key when Stuart was looking for a base : ‘There are great transport links and a strong business community here.  We’re travelling everywhere, being so close to the A12 is a real bonus.’

A new approach to care in the home

Taking care of older people in their own home is a much-valued personal service that has seen a huge growth in demand.   Home Instead, with offices at Masterlord Office Village covering Ipswich, Felixstowe and Woodbridge, is part of a worldwide network of home care services.

Providing care, companionship and support, their carers ensure that advancing age and specialist needs don’t prevent people from staying in their own home.  Every individual  receives personalised care depending on their needs, from washing and dressing to helping around the house, or simply companionship.

The ‘virtual dementia’ simulator gave more than 80 carers, friends and family the opportunity to experience for themselves some of the challenges of living with dementia.

Said Wendy Chard, “The virtual experience gives our carers an experience of what life is like for people living with dementia. Although they have City and Guilds accredited dementia training, the experience helps them to better understand the condition, making sure we can deliver the best quality of care to our wonderful clients.”

Using headphones and special glasses to replicate failing eyesight, this ‘virtual’ experience is a valuable tool in raising awareness and increasing knowledge, funded by the West Suffolk Clinical Commissioning Group.

At the heart of Home Instead are the people they support. Head of care Anne Belton said, “We have a holistic approach, to allow people to remain living as they wish, in their own home.”

Chris and Susanna Lye founded the company in 2009 and had offices on Beta terrace for 12 years before moving to their current, larger offices on Gamma terrace.  In 2019, Home Instead won a prestigious Suffolk Care Award for excellent service delivery.
